The Most Expensive Room in Your House Might Be Your Attic

by Jason Burke

When people think about costly parts of a home, they usually focus on kitchens, bathrooms, or big-ticket upgrades.

But there’s one area that quietly costs homeowners money every single month — and most people never think about it: the attic.

It’s estimated that a poorly sealed or insulated attic can account for up to 25% of a home’s energy loss, making it one of the biggest hidden drains on your wallet.

Why the Attic Matters More Than You Realize

The attic sits between your living space and the outside elements. When it’s not properly insulated or sealed, it allows:

  • Heat to escape in the winter

  • Hot air to enter in the summer

  • Your HVAC system to work overtime

And the tricky part? You don’t see it happening.

That’s what makes it so expensive — it’s a problem most homeowners don’t notice until they’re paying for it month after month.

This Is Exactly What I Look For on Listing Appointments

If you’ve seen my deferred maintenance reels, this is a big part of what I’m talking about.

When I walk into a home, I’m not just looking at finishes — I’m looking for the things that buyers and inspectors are going to flag later:

  • Insulation levels and air leaks

  • Ventilation issues

  • Signs of moisture or mold

  • Areas where the home isn’t performing the way it should

Because the reality is: Deferred maintenance isn’t always visible.

And the attic is one of the most common places where problems get overlooked.

The Biggest Miss Most Homeowners Make

A lot of homeowners assume that if there’s some insulation in the attic, they’re fine.

But that’s often not the case.

Older homes — especially those built before the 1990s — are frequently under-insulated by today’s standards. And even when insulation is present, air leaks can make it far less effective.

Small gaps around light fixtures, plumbing lines, and electrical penetrations can quietly drive up energy loss without anyone realizing it.

What a Simple Attic Audit Can Reveal

This is where a small investment can make a big difference.

A professional home energy audit typically costs a few hundred dollars, and in many cases, homeowners recoup that cost within a year through energy savings.

One of the most useful parts of the process is a blower door test, which helps identify where air is leaking out of the home. Combined with thermal imaging, it creates a clear picture of where your home is losing efficiency — especially in the attic.

An audit will typically uncover:

  • Where insulation is lacking or ineffective

  • Whether vents are blocked

  • If exhaust fans are improperly routed

  • Air leaks around attic access points

You walk away with a prioritized list of what to fix first — which is incredibly helpful if you’re trying to be strategic with your time and money.

Small Fixes, Big Impact

Not every attic improvement requires a major investment.

Some of the highest-impact fixes are actually pretty simple:

  • Sealing air leaks around pipes, wires, and fixtures

  • Adding insulation to meet current standards

  • Installing baffles to keep airflow moving properly at the eaves

These are the kinds of things that don’t always show up in listing photos — but they absolutely show up in inspections and buyer confidence.

Why This Matters When You Sell

This ties directly back to something I talk about often: Deferred maintenance costs you money — whether you address it or not.

If attic issues aren’t handled before listing, buyers may notice comfort differences, inspectors will flag problems, and you may end up negotiating repairs or credits,

On the other hand, homes that are well-maintained — even in the areas buyers don’t immediately see — tend to show better, inspect cleaner, and sell with fewer surprises.

How I Can Help

If you’re thinking about selling, this is exactly where I can help.

I’ll walk through your home with a buyer’s mindset and point out:

  • What’s worth addressing before you list

  • What buyers and inspectors are likely to flag

  • Where a small investment now can save you money later

And if you haven’t seen them yet, check out my deferred maintenance reels — I break down exactly what I’m looking for (and why it matters) when I walk into a home.

If you ever want a second set of eyes on your property or just want to talk through a plan, I’m always happy to help.
