Don’t Toss These: 9 Things to Keep When You Want to Sell Fast

by Jason Burke

When you’re preparing to sell, it’s natural to start decluttering and sprucing things up. But some homeowners go a little too far. Over-staging or removing certain features can actually make a home feel less inviting to buyers.

As a real estate agent with Burke Realty Group, I help clients in the Richmond area navigate every part of the selling process, from pricing and marketing to staging their homes to make the best impression. One key part of that process is knowing what not to toss or change.

A recent article from The Spruce highlights 9 features that real estate pros say you should keep if you want your home to sell quickly. Here’s what they are, and why preserving them can help your sale:

  • Natural wood floors (even if scratched) - Buyers value hardwood; they can refinish it later.

  • Landscaping accessories (lights, fountains, bird feeders) - Personal touches show your outdoor space has been cared for and used.

  • Family photos - When used sparingly, they add warmth and help buyers feel emotionally connected.

  • Original architectural details (crown molding, antique hardware, built-ins) - These elements are hard to replicate, lend character, and respect your home's history.

  • Shelving / storage (built-in or otherwise) - Functional storage, especially in spaces like the garage, laundry room, or basement, is a big plus for buyers.

  • White (or neutral) walls - Bright and reflective, they help rooms feel open and let buyers imagine their belongings in there.

  • Outdoor furniture - Today’s buyers are putting more value on usable outdoor areas. Keep items that showcase your yard’s functionality, like outdoor furniture, fire pits, play areas, or even a basketball hoop.

  • Non-structural walls - You don’t need to knock down walls to follow a trend; open-concept isn’t always better for every home.

  • Mature trees - Established greenery offers shade, beauty, and instant curb appeal.

The big message? You don’t always have to strip your home down to the bare minimum to attract buyers. Thoughtful presentation, not complete minimalism, helps your home feel warm, cared-for, and memorable.

If you’re thinking about selling and want personalized advice on how to stage and present your home for maximum impact, I’d love to help.
